Apartment losses can involve more than one policy and more than one responsible party. A useful review identifies what belongs to the tenant or unit owner, what belongs to the building and which policy may respond to each part of the loss.
Claims can overlap
- Tenant belongings and temporary housing
- Unit improvements, fixtures and betterments
- Building-owned walls, systems and common areas
- Water moving between neighboring units
- Condominium or cooperative insurance requirements
- Subrogation and responsibility disputes after payment
Documents that help
The lease, proprietary lease, bylaws, alteration records and building policy may be relevant alongside the policyholder's own coverage. Photographs and reports should identify where the loss began and which areas were affected.
Separate the property from the claim problem
The insurer may dispute the cause of loss, who owns the damaged item, the repair scope, the amount owed or whether another policy should pay. Each question should be addressed directly.
