A policy may value the same loss differently at different stages. The first payment can reflect actual cash value, while additional replacement-cost benefits may depend on completed work, proof and timing.
The declarations and valuation conditions control
Terms vary. The review should identify whether the property is insured on a replacement-cost or actual-cash-value basis, what is depreciated, what limits apply and what the insured must do to obtain any supplemental payment.
Questions behind the calculation
- What repair or replacement scope is covered?
- How were useful life, age and condition evaluated?
- Were labor, materials or both depreciated?
- What amount was withheld and how was it itemized?
- Must repair or replacement occur before recovery?
- What proof and deadline apply to the supplemental claim?
Preserve invoices and change orders
A final cost may differ from the initial estimate. Maintain executed contracts, invoices, proof of payment, permits, change orders and photographs of completed work, and submit supplemental material in the manner required by the policy.
